What Does Sealcoating Do?

The Process
Sealcoating is a preventive maintenance technique that minimizes repair expenses and prolongs your pavement’s life. Here’s our standard approach for each sealcoat service:
Preparation
We start by clearing debris and thoroughly cleaning the surface to ensure proper adhesion of the sealcoat material. We also address any existing damage like cracks and potholes.
Edging and Taping
Areas not requiring sealcoating are carefully sealed off using tape or similar materials.
Sealcoat Application
Utilizing either a spray or squeegee system, we apply the sealcoat material, typically coal-tar or asphalt-based, tailored to the pavement’s type and size.
Coating Application
For optimal adhesion and a smooth finish, we apply a sealant layer atop the sealcoat material, with thickness ranging from 1/16 to 1/8 of an inch, adhering to manufacturer recommendations.
Drying and Curing
We leave the sealcoat to dry and cure for 12 to 36 hours.
Striping and Marking
We apply fresh lane markings, parking lines, and other necessary delineations.
